Mitchell County requires that structures must be built to the International Building Codes. A Georgia State License is required for contractor, electrical, plumbing, and mechanical work, unless the homeowner is responsible for the work on his/hers own single-family dwelling (the homeowner will be required to sign a liability waiver.) The owner or builder has to apply for permits with the Mitchell County Building and Zoning Department.

Items Needed for a Building Permit:
• Well and/or Septic Tank Permit from the Health Department
• Driveways (obtain permit from Mitchell County Public Works Department)
• On a State Highway (obtain permit from Georgia Department of Transportation)
• Site Plan Showing Building Setbacks and Location of Driveway
• House Plans or a Sketch for Review
• Contractor’s Business License and State Card
• Plumber’s Business License and State Card
• Electrician’s Business License and State Card
• HVAC’s Business License and State Card
• Elevation Certificate (if in a flood zone)
• Wind Load Analysis (if located in high wind zone)
*If the owner is responsible for all the work contractor information is not needed.

Required Inspections:
• Foundation Inspection
• Rough-In Inspection
• Final Inspection
*It is the contractor’s responsibility to make sure that these and all other requirements are met.

The Mitchell County Planning and Zoning Board meet on the third Thursday of each month. The meetings are held at 26 North Court Street, the Mitchell County Board of Commissioners meeting room.
